We very much appreciate your booking and are looking forward to your stay with us! Once we charge your advance deposit we will forward to you a confirmation of this booking along with a copy of this rental agreement for your signature, either email or fax signed agreement back to us. Other services are available at additional costs and include. Cots/Crib Rentals $18.00 per night and Daily Maid Service $20.00-$35.00 per day. Linens are not included in most bookings, albeit a few of the larger units do include it but it can easily be added at this time at a price of $11 per bed, plus $11 setup fee. If you take the optional linen rental we will make up all of your beds. With the linens we will also set up each bath with bath towels, hand towels, and bath mat, and also include an amenities package that includes starter, toilet tissue for each bath, hand soap, 1 shampoo, paper towels, dishwasher detergent and coffee filters. YOUR BALANCE  must be prepaid at least 21 DAYS IN ADVANCE OF YOUR ARRIVAL. Any exception must be cleared with our office!  ADVANCE DEPOSIT SHOULD BE MAILED or CHARGED TO YOUR CREDIT CARD.  IT CAN BE SENT IN SEVERAL INSTALLMENTS IF DESIRED.  Minimum deposit is 25% of total due.

 

GUEST UNDERSTANDS AND AGREES:

** SECURITY DEPOSIT: ** Due to changes in law regarding security deposits Damage Insurance is offered as an optional charge and covers damages up to the amount of $1500. If damages exceed $1500 guest agrees to indemnify Owner and Agent for any damage to the rental unit grounds, furnishings, equipment and household items, therein, which occur during Guest’s occupancy. If the damage insurance is declined guest must post a $300 damage deposit by credit card imprint. Any damages should be reported to the rental manager immediately.

 

1. To honor 4:00pm check-in and 10:00am check-out times. If rented linens, rentals should be returned to the rental office (do not remove spreads and mattress pads as they belong to the unit) – Guest understands that it is sometimes necessary to switch units due to conflicts in reservations or reasons beyond managements control. All efforts will be made to notify guest of any changes when time permits. If a switch occurs it will always be to a comparable unit. Rates subject to change for errors.

2. That he/she has no more in party than represented in the above appropriate box of this check-in form, or more than the unit will accommodate as counted by the number of beds in the unit. (If more persons than the number of beds, each additional person will cost an additional $10.00 per day.

3. NOT TO CHARGE ANY LONG DISTANCE PHONE CALLS TO THE RENTAL UNIT, NOR TO ACCEPT ANY COLLECT CALLS. IF SUCH CALLS ARE CHARGED TO THIS NUMBER DURING YOUR PERIOD OF OCCUPANCY, GUEST AGREES TO PAY FOR ALL CHARGED CALLS. Guest is also responsible for charges for phone if any when dial up connections are used on guests personal computer. Guest also agrees not to run air conditioning units with doors open!!

4. THAT NO PETS ARE ALLOWED.

5. That motorcycles, RV’s Boats and Trailers are NOT allowed on most properties. (Call for details.)

6. All deposits made by Guest for Rental Accommodations shall be held in trust according to South Carolina Law.

7. CANCELLATION POLICY: You must provide us notice of cancellation at least 90 days prior to your scheduled arrival for all summer reservations. (June-August), or 30 days notice for all other periods. All deposit refunds are subject to 25% cancellation fee. Carolina Resorts Realty is not in the business to keep advance deposits. We regret when situations arise that necessitate a cancellation and will work with our customers to reapply their deposits to another like reservations within the same year, regardless of notice given. All efforts will be made to re-rent any cancellation. Funds received by the managing agent as escrow agent or trustee under this Reservation Agreement shall not be the property of the agent, but shall remain the property of the entitled person(s) as per South Carolina statutes.

8. Per the South Carolina innkeepers act, Agent may terminate occupancy if guest or any member of his/her party violates any of the conditions or agreements in this contract, Agent may terminate this contract and enter the premises by force or by statutory proceedings. (HOUSE PARTIES ARE PROHIBITED.) Agent has the final authority in deciding if occupants are a conducting a house party. Should agent decide so, occupancy will not be permitted and deposit plus balance of monies paid will be forfeited. No exceptions. Agent rents strictly to couples (over 25 years of age) and families, that being parents, children, and/or relatives. If a house party is found to exist, guests and members of that party agree to leave premises on request of management and agree to forfeit all monies paid.

9. The balance due must be prepaid at least 21 days in advance. Make sure reservation number appears with final payment. Also please make sure to check the number of nights, the arrival date, the view , the rate and the unit type etc for accuracy.

10. Trip Cancellation insurance is available and can protect you from losses you may incur due to illness, injuries, other unforeseen circumstances or mandatory hurricane evacuation. The cost of this insurance is 7% of the rental fee. Please call 1-888-826-1300 for details. Info for policy product #008085-P1 10/08, ARC #49610. (We will no longer refund monies associated with hurricane evacuation under our cancellation policy.) This coverage automatically goes into effect once the advance deposit has been received unless you initial the original copy of the rental agreement prior to our receiving the advance deposit. 11. Carolina Resorts Realty as Agent, or the Owner of the individual unit rented shall not be liable for damage or injury to guest or to any other person or to any property occurring on the premises or any part thereof, or in common areas thereof. Guest agrees to hold Agent and Owner harmless for any claims for damage, no matter now caused unless Agent or Owner is negligent in its duties. Agent and Owner will not be responsible for acts of theft or vandalism or other damage to guest’s personal property.

12. Guest agrees to allow repair persons into unit for repairs to unit and in the event of an emergency. Property management and rental management also has the right to enter a unit

PLEASE, TAKE A MOMENT AND FAX, MAIL OR EMAIL THIS AGREEMENT BACK TO US ASAP. WE ARE HAPPY TO RECEIVE THE DEPOSIT IN INSTALLMENTS IF YOU PREFER. (CALL FOR DETAILS). It is imperative you sign this and send your deposit as soon as possible.

GUEST CERTIFIES THAT HE/SHE HAS READ CAREFULLY THE LIMITATIONS BY OWNER AND AGENT AS SET FORTH IN THIS AGREEMENT AND AGREES TO ABIDE BY SUCH LIMITATIONS.
